Renovations rarely go wrong on site. They go wrong in the first month, when decisions are made before the right questions have been asked.
1. What will the space be like at 8 am and 8 pm?
Light changes everything. Stand in the room at both ends of the day before you fix where the kitchen or the desk goes.
2. What are you keeping?
Old joinery, a staircase, a tiled floor. Deciding early what stays gives the design a starting point and protects the budget.
3. Which walls actually need to move?
- Removing one wall often achieves what removing three would.
- Structural changes drive cost; everything else is comparatively cheap.
4. What is the real budget?
Include fees, VAT, a 10 – 15% contingency and the cost of living elsewhere during the work. A smaller project done well beats a large one cut short.
5. Who is making the decisions?
Agree who signs off each stage. Projects slow down most when nobody is sure who decides.
